You can get Turkish Citizenship by a minimum $250,000 Real Estate Investment in Turkey in 7 Steps.

The whole process takes 3 – 6 months:

  • Step 1 – Get Tax Registration Number
  • Step 2 – Open a Bank Account in Turkey and Transfer Your Money
  • Step 3 – Find the Property
  • Step 4 – Purchase the Property
  • Step 5 – Obtain the Certificate of Conformity
  • Step 6 – Apply for Turkish Residency
  • Step 7 – Apply for Turkish Citizenship

Let us explain each step in detail:

Step 1 – Get Tax Registration Number: 

Tax Registration Number for foreigners can be obtained from a local Tax Office in Turkey.

Applicants should provide their original passport, photocopy of the photo page of the passport and an address in Turkey.

Step 2 – Open a Bank Account in Turkey and Transfer Your Money:

To open a bank account, you will need your passport, tax registration number and an official document which shows your residential address.

After opening the bank account, you can transfer funds from your country by electronic transfer or deposit cash that you have already brought with you.

The bank account can be in Turkish liras, US dollars, euros or any convertible currency.

Step 3 – Find the Property

The total value of the properties should be at least USD 250,000. You can buy multiple properties to fulfill this requirement. Any type of residential or commercial property or land is eligible.

For construction projects, the following are required:

  1. The construction should be completed or be close to completion.
  2. The property should have a habitation permit.
  3. Title deed or construction servitude should be for the property.
  4. The property should be suitable for official appraisal.

The seller should be a Turkish citizen or Turkish company.

Step 4 – Purchase the Property

An official appraisal report should be prepared and declared value of the property should not be less than the value indicated in the appraisal report.

The money should be transferred from the applicant’s bank account to the seller’s bank account and receipts should be saved.

For completed projects, title deed transfer should be completed at the Land Registry.

For incomplete projects, a notarized sales contract should be registered at the Land Registry.

The buyer should sign an affidavit declaring that s/he will not sell the property for the next 3 years.

Step 5 – Obtain the Certificate of Conformity

After the sale procedure is completed, the applicant should apply to the Ministry of Environment and Urbanization with required documents including appraisal report, payment receipts, and the title deed or notarized sale agreement.

Step 6 – Apply for Turkish Residency

The foreigners who apply for Turkish citizenship by investment can immediately get their Turkish residency. The application is made to Directorate General of Migration Management with required documents. Residency is a required step in the Turkish citizenship application. But Turkish Citizenship by Investment Program does not have a minimum stay or Turkish language proficiency requirement. This is an intermediate step and you will be a Turkish resident when you wait for your Turkish ID card and Turkish passport.

Step 7 – Apply for Turkish Citizenship

After gathering required documents from your home country and documents acquired in the previous six steps, you can apply to Directorate General of Civil Registration and Citizenship Affairs for Turkish citizenship. It will take 3-6 months for the applicant and their dependents to receive their Turkish ID cards and Turkish passports.

Although it might seem simple at a first look, it may take more time and effort to successfully complete your application. The details of the application procedure are not clarified in the law or the regulations and usually explained by circulars and memorandums. It is not quite easy for a foreign individual to follow every recent change or explanation about the application procedure.

There is always a possibility that your application will be rejected due to an error or you will be disqualified since you have not followed the procedure step by step. For instance, one particular application has been rejected because the property was bought from a foreigner and another was rejected because the appraisal report was not properly prepared.
